This is our primary offer, designed for families, couples, or anyone seeking generous living space. However, if you prefer a simpler lifestyle, compact tiny house options can be discussed to suit your individual needs.

Your private home investment includes:
  • 500 deposit for land clearing and preparation
  • €4,500 for your private plot ownership (the land your house sits on)
  • Total estimate for your completed 100m² house: €66,000
  • Upgrade options include an elegant double-glazed veranda room, energy-saving solar roof panels, and a wood heater for just an extra €100 per m²

The estate Cooperative (Taking Root)

Co-Ownership of Communal Land

As a property owner, you automatically become a member of the Varshets Co-Housing Cooperative. This model ensures you benefit directly from our community’s growth while having a voice in its direction.

The cooperative manages 5 acres of shared land where we’ll develop our communal amenities—the gardens, pathways, wellness areas, co-working spaces, and gathering places that make this more than just property ownership.

Your co-ownership investment in the communal land is €18,700, included directly in your total home purchase price.

Your Complete Investment: For a 100m² private house plus co-ownership of 5 acres of communal land, your total investment is approximately €85,000 (€66,000 for private home + €18,700 for land co-ownership + €500 deposit).

Important: Participation in shared resources like thermal water facilities, the spa center, and event spaces is entirely optional. You choose your level of involvement while still enjoying our unique community environment. However, please note that the costs associated with construction and the monthly upkeep contribution for these shared resources are still being defined. As part of our Harmonising Ownership approach, decisions regarding participation and contribution can be made at a later stage, once more clarity is available

Our Project Development Journey

Stage One: Land Revival

We begin by clearing overgrowth, revitalising ancient trees through expert tree surgery, securing the perimeter, and preparing foundations for our 20 Unity house installations—the core of our community.

Stage Two: Home Creation

This phase focuses on installing house units, establishing foundations, connecting utilities (water and electricity), and completing the initial residential structures for the villas.

Our Project Development Journey

Stage Three: Community Gardens

Together, we’ll transform our co-op land into an earth’s table of herb and vegetable gardens, communal areas, outdoor dining facilities, treehouses, and sanctuary spaces.

Stage Four: Wellness Integration

Development begins on our wellness spa center—the heart of our community’s healing mission—and the outdoor stage for gatherings, performances, and celebrations under the stars.

Stage Five: Community Expansion

Our founding community will welcome the second wave of members as we restore the early 20th-century hotel building into a coliving space featuring 30 privately owned studios alongside communal areas, coworking space, community lounge, kitchen, and bar.

The Property

Our vision encompasses two connected plots that together form a sanctuary spanning 11,878 square meters. The first phase focuses on the setting where the founder’s private homes will be built. The second phase will integrate the adjacent property featuring an early 20th-century building.

The historic building, constructed in the 1920s, is a charming three-story hotel with solid brick walls designed to withstand mountain climates. This renovation project will only commence once our second wave of community members have joined, allowing us to restore this gem of the spa resort to its former glory. The building sits on a 400 sq.m footprint with three floors plus a high basement, offering 1,600 sq.m of total space that will be transformed into our expanded community facilities.

By uniting these two plots, we create a comprehensive community space that honors both the natural environment and the cultural heritage of Varshets.

Financing Your Co-Housing Investment

Your investment is structured as two separate contracts—one for your private house and land, one for cooperative land membership—making standard mortgages easier to obtain.

Financing in Bulgaria: Bulgarian banks offer comprehensive mortgage loans with competitive rates of 2.3-3.5% and up to 85% LTV, with the same terms available to EU citizens as Bulgarian residents. We will recommend the most receptive banks in Bulgaria and provide project documentation and information to support your individual application process.

International financing: Members from Canada, the UK, or Europe may explore specialised cooperative housing lenders such as Luminus Financial (Canada), Ecology Building Society (UK), or Triodos Bank (Europe). You handle your application individually, and we provide project documentation and information to assist your process.
